District profile
Gazipaşa is the easternmost coastal district of Antalya — around 52,000 residents across 932 km² of banana terraces, avocado orchards and a largely unbuilt coastline. What sets it apart is trajectory rather than size: since Gazipaşa-Alanya Airport opened to international traffic just minutes from the town centre, the district has moved onto the radar of Turkish and foreign buyers priced out of Alanya, and housing demand has risen year on year. Development here is still early-stage, which is precisely its appeal. New zoning plans are gradually opening coastal and near-town land to residential construction, and values remain well below Alanya's. The critical local distinction is between agricultural land — the banana and avocado greenhouses that dominate the landscape and are largely protected from development — and genuinely zoned residential plots. Confusing the two is the single most expensive mistake a buyer can make in Gazipaşa, so every DEMSA Yapı engagement starts with a parcel-level zoning verification at Gazipaşa Municipality. Unlike central Alanya, Gazipaşa's construction market is not about renewing old stock — there is comparatively little of it — but about building new. DEMSA Yapı delivers turnkey apartment and villa projects, signs land-for-flat contracts with local plot owners, and provides subcontracting capacity to developers entering the district. All structural design complies with the Turkish Seismic Design Code 2018 (TBDY 2018), and every project is taken through to the occupancy permit (iskan).
Building stock and dynamics
Gazipaşa's defining dynamic is airport-driven growth on a nearly blank canvas. The building stock is small and comparatively young, so demand flows into new-build apartments and villas rather than urban renewal. New coastal zoning is opening land in stages, while banana and avocado greenhouse parcels remain agricultural and largely unbuildable — parcel-level verification is essential before any purchase. Land-for-flat contracts are becoming more common as local plot owners partner with contractors instead of selling outright, with owner shares typically at 35–42%. For developers arriving from outside the district, experienced local subcontracting capacity — formwork, reinforced concrete, finishing trades — is scarce, and providing it is a core part of DEMSA Yapı's offer in Gazipaşa.
